Before we tour a single home, we formalize our working relationship. You'll know exactly how I'm compensated, what I'm committed to, and how I negotiate on your behalf. Additionally, proof of purchase ability will be required (e.g. funds, pre-qualification, selling existing home, etc.).

I narrow the market to the homes or new build communities that actually match your criteria — then we tour them efficiently, usually in one or two focused days. No time-wasting, no noise.

When you're ready to move, I build an offer around current market data, property history, and negotiation leverage — not just listing price. Every term matters.

Inspections, repairs, lender coordination, title, and final walkthrough — I manage the moving pieces so nothing falls through. This phase has the most friction. My job is to absorb it.

You close. Move-in support, local vendor referrals, neighborhood intel, and an ongoing resource as you settle in. The relationship doesn't end at the closing table.
